Commercial lease contract for premises is a free template to prepare a firsthand lease contract between a landlord and tenants concerning a business local. A tenant has the right to obtain a written lease contract regardless of whether the lease is in first hand or second hand.

A commercial lease contract for a business local should be in writing and include information about the landlord, tenant's, local address, local surface, the purpose for using, the rent, payment terms, contract period, notice period, extensions of contract period and provisions for maintenance and repairs.

A commercial lease contract for a local is normally indefinitely, until further notice, but can also apply for a fixed period with an indication of period extension. A lease contract for an indefinite period of time must be terminated to end and this also applies to rental agreements for a fixed period which lasts for more than nine consecutive months. Index clauses are unfortunately not allowed in a lease contract for an indefinite period or in a lease contract for a fixed period of less than three years.

There is nothing that prevents the lease and its terms including rents to be renegotiated during the contract period, both the landlord and tenants would be interested in a long term relationship. When extending the lease is the landlord's ability to freely determine the rent limited because the rent not may be unreasonable in relation to the market rent. Market rent is the rent for premises offered on the open market or the rent for comparable premises in the same area. When the market rent is determined are the landlord not allowed to take into account value-added measures carried out by the tenant and paid for by the tenant.

The notice period for a business local that is leased for an indefinite period or for a fixed period of more than nine months shall be nine months. If the tenant wants it and the landlord accepts it, can the notice period be set to less than nine months.
